"Light and airy entrance and first floor lounge was immaculate. The location is excellent. From the booking form it appeared that rooms were two person accomodation but room 440 was tiny and airless. I would have appreciated if the directions from Waverley Station had informed me that a lift was available at -4 floor, instead of having to carry cases up a dank dark stairway by the Scotsman."

"It seemed that there was to be a great deal of renovating under way, I hope this was to extend to the back of the hotel where we were located. It showed signs of ageing particularly to the rear where the windows need replacing. However I have to admit the works did not cause any problems."

"I didnt realise that the hotel was directly on the main road, although you couldnt hear the traffic from the room( we were at the front of the hotel). The reception was welcoming and there was a good overall friendly feeling from the hotel staff. The rooms were nice with the period features and were very comfortable. The breakfasts were nice, although the portions were not all that big, unless you had more toast. Overall it was a very nice place to stay."

Too many little niggles over one weekend - taxi not booked, even though told it had been; instant coffee at breakfast; room not cleaned (although offer to clean it made at about 5.30pm, when we really wanted to rest and get ready for going out in the evening). There needs to be a lot more attention to detail."

"The hotel had a historic feel, having been a maternity hospital in times gone by. Our room was spacious and furnished to a high standard, and the bedding was luxurious. Location was quite good, easy to get to Princes Street and the Old Town. However, there was quite a lot of noise in the night from revellers walking by, but it was a Saturday night! We would stay there again as it suited us very well."

"Our family of four adults booked into the hotel for a 3-night city break. We had a double room and a twin room. The twin room was in fact a four-person family room, but we felt there would have been insufficient clothes storage space if fully occupied. The staff were polite and efficient, but no more than was required for the job. The standard of decor and maintenance is very high; everything seems to be relatively new and equipment in good working order. We would certainly be happy to stay here again. Generally, the breakfast arrangements with Rick's Restaurant across the road worked well, but one morning our breakfasts were not up to standard and we mentioned this to Rick's staff at the time."

We did not realise that the area outside was strictly no parking even for drop offs - It seems Edinburgh council are trying to stop people from easily using the hotel. "The accommodation was generally comfortable. The staff were generally helpful. But when the phone rang, it rang only 4 times before the operator gave up, so I did not have time to get to it and missed the call. Our biggest complaint is about the length of time it took to retrieve our car from the underground garage, after we had checked out. We had to wait for 'the concierge' to fetch it, and it was about 45 minutes before he became available, so that checkout took an hour. This disrupted our timetable. Surely he should have been fetching the car whilst we were checking out? The room service breakfast was fine. The smoked haddock was excellent. The fruit salad was okay, but would have benefited from a greater variety of fruit - the oranges and apples were a bit flavourless, and there were no berries. Re the restaurant: We ate there twice, first on our own on arrival, and on the second evening with guests. The (new) waiter was unfamiliar with the food, and unable to answer questions. The food on the first occasion was disappointing. The sea bass seemed all right, but what was described as 'mediterranean vegetables'turned out to be an anonymous, overcooked mush, tasting largely of tomato puree and oregano. The spinach was a bit gritty. Seemed overpriced for what it was, and a bit dubious. On the second evening it was better. The smoked haddock risotto was full of bones, but the smoked salmon was good and plentiful, though unimaginative in presentation and accompaniments. The steak was very good quality, and you can't go far wrong with that, though the chips were not as good as described. The lemon tart was very good, but we were disappointed that there was not much fruit and no sorbet. Generally I would say that the quality of the meat and fish was good, but the vegetables were poor."

"When we arrived we were very pleased with our choice of hotel and the value for money was outstanding. The hotel at that time was busy but didn't interfere with our stay. The sports bar in the hotel was fairly pricy but the food was good and the staff were pleasent. We would recomend going out of the hotel for the evening meal only for the reason that we had excellent recomendations for nearby restaurants from local taxi drivers (The Calvary Club - great indian). The hotel is in a fantastic position for sightseeing and shopping and nearby bars provide excelent evening refreshments!! Try Halo for amazing cocktails."

"We have stayed at this hotel for a number of years for the Clan MacLeod dinner and other events and now see the slow decline and general standard particularly the bedrooms, we found it totatally impossable to have drinks in the bar before and after our dinner where we normally meet with our friends. The hotel really does need a lounge of some kind again the smokey atmosphere is of major complaint."

"The location is excellent as it is close to Calton Hill - walking up the steps to the top gives an absolutely stunning view of the city and it is not something I would have thought to do was I not so close. The hotel is comfortable and the bed generously proportioned, there is a large flat screen TV and there are tea and coffee making facilities. The Scottish breakfast (included with our room) was adequate - not overly generous but well cooked, and with good coffee. Staff here are friendly and knowledgeable."

"The Hotel was clean and the staff friendly and informative. Downside was room service seemed to finish early and for a business traveller room service should be available 24hrs a day. If used to different time zones it is not unusual to wake in the middle of the night and require a refreshment. No air conditioning though the ceiling fans did help."
